Once you have viewed and chosen a property with Heritage Estates an application fee of £50.00 + VAT (£58.75) is required per person over the age of 18 years that will be living at the property. This fee must be paid regardless of whether the prospective tenants are in full time employment or not. Please note all persons living at the property must be on the contract by law.
The £75.00 + VAT (£88.13) application fee secures the property for the tenant for typically up to 4 weeks whilst references are collected for each tenant. However, on average it takes between 1 – 2 weeks for all references to be checked and the tenancy ready to commence.
Please note that payment of the application fee in no way commits the landlord and / or his agent to the commencement of a tenancy. Neither the landlord nor his agent holds any responsibility to prospective tenants for losses arising from the withdrawal of the property from the market, either financial or otherwise. Tenants are not advised to make any arrangements regarding their chosen property until contracts are actually signed.
Once our applications department has received all references required tenants are expected to come to our offices and usually pay a months rent in advance, a deposit which is typically the sum of 1 months rent plus £25.00 and a completion fee of £75.00 + VAT (£88.13).
Generally tenancies are initially only for 6 months but are extendable after this initial term for a longer period or for a statuary periodic term (rolling month by month). Please note that renewals of tenancies are dependant on landlords’ permission and satisfactory completion of initial tenancy.
Upon commencement of a tenancy all rent must be paid by standing order. If you do not have a bank account one must be opened prior to a tenancy commencing.
Please be aware that even though as a rule we do not accept Housing Benefit or take on people that are not in full time permanent employment special dispensations can be made. Please feel free to speak to one of our lettings specialists to put forward anything you may wish to.
